Governing Documents

CC&R, or Covenants, Conditions, and Restrictions, is a set of rules and regulations established within a homeowners’ association (HOA) or property management framework. These guidelines outline the standards and restrictions that residents within a community must adhere to, covering aspects such as property usage, architectural guidelines, landscaping, common area maintenance, and community living standards. CC&R documents are legally binding and aim to maintain a cohesive and desirable living environment, preserve property values, and establish a framework for community governance.

The Articles of Incorporation for our Homeowners’ Association (HOA) serve as a fundamental legal document that officially establishes the existence and structure of our association. Filed with the state’s Secretary of State office, these articles provide crucial information such as the association’s official name, purpose, location, leadership structure, and the framework for its operations. By defining the legal foundation of our HOA, the Articles of Incorporation play a pivotal role in outlining the governance and organizational structure that guides our community association.

The Bylaws of our Homeowners’ Association (HOA) are a comprehensive set of rules and regulations that govern the internal affairs and operations of our community. These rules outline the structure and responsibilities of the HOA’s board of directors, the rights and obligations of homeowners, the procedures for meetings, elections, and decision-making processes. Essentially, the Bylaws provide a detailed framework for how our community association operates, fostering transparency, fairness, and a harmonious living environment for all residents.

Current Policies

Current Policies are part of the Association’s Bylaws.  They are specific areas that have been prepared by Association General Counsel and voted on/approved by the board of Directors.

The Violation and Collection Policy outlines current Resolutions/Bylaws outlining how operations are conducted as they pertain to the Association’s Violation Enforcement and Escalation Steps.

If you would like to join the Board of Directors, please download and complete the Notice of Intent Form.  To serve on the board, you must be a member of the Association in good standing and meet the qualifications as outlined in Florida Statute 720.
